House Rules
We’re a cozy, limited-service motel—meaning we don’t pop in daily to tidy up like big hotels do. Need fresh towels, more coffee, or a trash pickup? Just swing by the office or give us a call and we’ll happily restock you. For longer stays, we can arrange a light room refresh every five days if you'd like. Thanks for helping us keep things simple, peaceful, and homey for everyone!
No Smoking: Smoking is prohibited inside all rooms and common areas. A $250 cleaning fee will apply if evidence of smoking is found.
Pets are permitted for a flat rate of $25 per stay.
Quiet Hours: Please respect quiet hours between 10:00 PM and 8:00 AM.
Supervision: Children must be supervised by an adult at all times.
Activities: No loud activities after 9:00 PM.
Kindness: Please be kind and considerate of all guests.
Cancellation Policy
We understand that plans change! Here’s how our cancellation policy works:
Cancel 15 or more days before arrival – No charge.
Cancel within 14 days of arrival – We’ll retain 25% of your deposit.
Cancel within 5 days of arrival – You’ll be charged for the full stay.
If you need to cancel or make changes to your reservation, just reach out—we’re always happy to help however we can. No-shows are considered cancellations and subject to the same policy.
Prices and Taxes: All rates are based on double occupancy and are subject to 8% New York State sales tax and 6% local lodging tax. Additional guests are $15 per person, per night. Children six (6) and under stay free. Rates are subject to change without notice.
Payment and Check-In/Check-Out:Deposit: A deposit of 50% of the total amount due is required at the time of booking. Payment: The remaining balance is due at check-in. We accept cash and all major credit cards. Check-In: After 4:00 PM. Check-Out: By 11:00 AM.
Traveling with Minors:Children are always welcome! Children must be supervised at all times. Each room accommodates a maximum of five (5) guests, including children. We do not provide cribs, rollaway beds, or allow floor sleeping due to fire code regulations.
Accessibility or Special Needs:If you require an accessible room or have special needs, please contact us prior to booking. We will do our best to accommodate your request based on availability.
Parking:Complimentary parking is available for registered guests. One parking space per room is provided. Please notify us in advance if you plan to bring a trailer, oversized vehicle, or additional car.
Dispute Resolution:If an issue arises during your stay, please notify management immediately. By booking with us, you agree that any unresolved disputes will be handled through binding arbitration under New York State law.
Use of Personal Information:Your personal information is used exclusively to manage your reservation and comply with legal requirements. We do not sell or share your information with third parties.
Liability:Guests are responsible for any damages caused during their stay. The motel is not responsible for the loss or theft of personal items from rooms or vehicles.
Force Majeure:We are not responsible for failure to fulfill our obligations due to events beyond our control, including but not limited to natural disasters, power outages, or government actions.
Third Party Rights: These Terms and Conditions are solely between the guest and the motel. No third party has any rights under these terms.
Damages and Cleaning Fees:Guests are responsible for any damages to motel property, rooms, furnishings, or amenities caused during their stay. Additional cleaning fees may apply if rooms are left in unusually poor condition (e.g., excessive dirt, food mess, spills, or smoking odor).
Waiver: The motel’s failure to enforce any of these terms at any time shall not waive our right to enforce them in the future.
Severance:If any part of these Terms is found to be invalid, the rest of the Terms will remain in full effect.
Additional Information: Minimum Night Stay: A two-night minimum may apply during peak seasons.
Damages and Cleaning Fees:Guests are responsible for any damages to rooms, furnishings, or motel property during their stay. Additional cleaning fees may apply if rooms are left in unusually poor condition.
Alcohol and Behavior Policy: Guests are welcome to enjoy beverages responsibly. Disruptive behavior, property damage, or excessive noise related to alcohol use may result in immediate dismissal without refund.
Right to Refuse Service: We reserve the right to refuse service or remove any guest who violates our policies, creates a disturbance, or poses a threat to the comfort or safety of other guests.
Unregistered Guests:Only registered guests are permitted in motel rooms after 10:00 PM. Unregistered guests may be asked to leave the property.
Maintenance and Repairs:In the event of a necessary maintenance issue, we reserve the right to enter guest rooms for repairs, with or without prior notice, in case of emergency.
Seasonal Amenities Disclaimer:Certain outdoor amenities (such as patio furniture) are available seasonally and are not guaranteed year-round.
Credit Card Authorization: By providing a credit card at check-in, guests authorize the motel to place a hold for incidentals and damages and to charge the card according to our Terms and Conditions if necessary.
